Figures derived directly from the internal COMPRAS ledger of Cumbres de Mita (Airtable, exported 2026-05-19). 2022 (n=26) is the project baseline. 2023 (n=50) marks a median increase from $6,510 to $6,825 MXN/m². For 2024 (n=2 after filtering) we excluded two transactions recorded at $1,500/m² (lots M4-423 and M6-630) as they do not represent market prices; with that filter the 2024 arms-length median holds at $6,825 MXN/m². The current pre-sale price for available lots is $9,500 MXN/m². Internal historical data; it does not constitute a guarantee of future returns.

The project began commercialization in August 2022; there is no secondary resale market because no lot has been title-transferred yet. The historical evolution of pre-sale prices does not guarantee future returns. Data is informational and subject to change.
